Water rates are included in the rent and a free internet connection is provided (please note you will be required to supply your own ethernet cable and WIFI booster). All flats have their own pre-pay electric card meter so there is no need to set up electricity accounts and you will not receive any unexpected electricity bills. An allowance of £300 for studio/1 bed and £200 per person for 2 beds is given for the duration of your tenancy once this runs out electric cards are available to pay for at our office and are easily inserted into your electricity meter that is located within your flat. Flats 1 -10 also have pre-pay gas which can be easily topped up at local shops.

Tenancy Agreement

The tenancy agreement is for 52 weeks starting 1st July and ending 30th June however we offer 50% discounted rent for 8 weeks of the summer period (from 1st July – 26th August) for non – occupancy. Therefore, the rent payable is equivalent to 48 weeks of full rent.

Payment Options

If you can provide a UK based Guarantor you can pay the rent in four instalments as follows.

1st July 2025 – 12 weeks of rent payable with 8 weeks discounted by 50% for non-occupancy (equivalent to 8 weeks of rent)
29th September 2025 – 16 weeks of rent payable
5th January 2026 – 16 weeks of rent payable
4th May 2026 – 8 weeks of rent payable

 

If you are unable to provide a UK based Guarantor then the rent must be paid in two or three instalments as follows 

Option 1
Upon reservation – 25% of the annual rent payable
1st June 2025 – 75% of the annual rent payable

Option 2
Upon reservation – 25% of the annual rent payable
1st June 2025 – 50% of the annual rent payable
1st September 2025 (or on arrival whichever is sooner) – 25% of the annual rent payable

 

GREAT NEWS! There is no deposit payable for this property. Upon booking your room, all you will need to pay is an advanced rent payment of £100 if you are a UK student or 25% of the annual rent payable if you are an international student who is unable to provide a UK based Guarantor.  T’s & C’s apply.
