Water rates are included in the rent and a free WIFI connection is provided.
All apartments have their own meter pay electric meter so there is no need to set up electricity accounts and you will not receive any unexpected electricity bills. You will simply just need to top up the meter from a link provided to you. Tenants reserving 3 & 4 bedroom apartments are all inclusive (fair usage cap) but studios, 1 & 2 beds will have the option of an energy allowance or all-inclusive (fair usage cap) tenancy agreement. Please see energy allowances below:
Studio & 1 bed: £300
2 bed: £300 per person
*This is a one-off allowance that is added to the meter at the start of the tenancy, once this has been used the tenant will need to top up when required.
Please note that there is a damage deposit payable on this property. The amounts are as follows:
Studio & 1 bed with UK guarantor – £300
Studio & 1 bed without UK guarantor – £500
Room in a cluster flat with UK guarantor – £250pp
Room in a cluster flat without UK guarantor – £500pp
£100 payment is required upon reservation.
Tenancy Agreement
The tenancy agreement is for 52 weeks starting 1st July and ending 30th June however we offer 50% discounted rent for 8 weeks of the summer period (from 1st July – 26th August) for non – occupancy. Therefore, the rent payable is equivalent to 48 weeks of full rent.
Payment Options
If you can provide a UK based Guarantor you can pay the rent in four instalments as follows.
1st July 2025 – 12 weeks of rent payable with 8 weeks discounted by 50% for non-occupancy (equivalent to 8 weeks of rent)
29th September 2025 – 16 weeks of rent payable
5th January 2026 – 16 weeks of rent payable
4th May 2026 – 8 weeks of rent payable
If you are unable to provide a UK based Guarantor then the rent must be paid in two instalments as follows
Option 1
1st June 2025 – 100% of the annual rent payable
Option 2
1st June 2025 – 50% of the annual rent payable
1st September 2025 (or on arrival whichever is sooner) – 50% of the annual rent payable
