If you, like many other students, are relatively new to living away from home, then having a maintenance issue pop up in your student property can be a real concern.
Not only might you be unused to having to deal with such issues, but, when some of them happen, such as when the electricity goes out, or you find yourself with a blocked and overflowing toilet or a smoke alarm that won’t stop going off, it can feel quite frightening.
The good news is, for Leicester students who rent their accommodation with us at Westmanor Student Living, that help is at hand.
In addition to the more worrying maintenance issues, we can help with a whole range of common maintenance issues but, in the first instance, it’s useful to know that some maintenance issues you can fix yourself and here’s a guide.
Property Maintenance Issue Tips
When a light bulb goes, for example, simply turn it off at the switch and replace the bulb (available from most supermarkets). If your bathroom toilet or shower is blocked, you can check if it is blocked with sanitary products or hair, for example. With a blocked toilet, you can try flushing it with buckets of water a number of times. With a blocked shower, bath or sink drain, you can buy drain unblocker from a supermarket or use a plunger.
If your electrics have gone out, first check with neighbouring properties to see if there has been a power cut in the area. You will also need to check the fuse box. Please ensure that all switches are facing up. If one is not, then flip it and your issue should be solved. If you’re still stuck, it could be an appliance causing the electricity to trip – try to locate which one it is and don’t use it anymore. If there’s still an issue with the electrics, you can submit a maintenance request form.

- Please ensure that if your issue is not an emergency that you have read and tried the suggested solutions. By sending a maintenance request form, you are confirming that you have done this.
- Download the maintenance form provided and check the email address which is relevant to your property (as stated in your tenancy information pack which you received on arrival). maintenance1@westmanorpropertyservices.co.uk
- Please ensure that you send the form to us as a Microsoft Word document. Please do not send the form to us as a PDF document.
- If you would like to send us pictures or a video of the maintenance issue then please do so using www.wetransfer.com
If any other maintenance issue occurs you should complete the below maintenance request form. The maintenance department will then inform the necessary contractor(s) to attend to your property if required. An email will be sent to you notifying you of this. Please note that there is no charge for maintenance visits unless the issue is a fault of your own.

Non-emergency maintenance requests will not be accepted over the phone or in person. Failure to follow the correct maintenance procedure may cause delays with repairs being conducted.
